The following documents are required to execute on Real Estate in Philadelphia County:
Original Writ of Execution
Included on the face of the writ must be:
- Address of the property(s) to be sold
- Attorney’s name, address, city/state/zip code and telephone number;
Legal description (2 Copies)
Description of property to be sold (as per deed)
Abstract (2 Copies)
Short legal description of property for advertising purposes
Certificate to the Sheriff
NEW
Certificate to Sheriff must accompany all writs of execution. Attorney’s signature must appear on said document for writ to be processed.
PRCP, Rule 3129.1 Affidavit
- List of all lien holders/judgment creditors
PRCP, Rule 3129.2 Affidavit
Filing Fee
- $2,000 deposit for each writ. Each additional property listed on a writ will require an additional
$200 deposit.
Writs will not be processed and shall be returned to attorney if any of the above information is omitted.
SPECIAL NOTICE FOR DEED PREPARATION:
The cost for preparing a deed is $75. Each additional property listed on the deed will require an additional $10.
